If you have found the house that is right for you and your family and you are making an offer you will have to sign a sales agreement. This agreement is a contract and in this contract you will have any stipulations to the sale. There will be certain things that will have to be done before escrow will close. When you are singing the purchase agreement there will be a date of closing added, whether or not this stays the date of closing is another matter. The seller can choose to change the date of closing when the agreement finally gets to them.

You and the seller will have to come to an agreement as to the date of closing. You will discuss this and choose a date that suits you both. Your date will need to be far enough into the future that you will have time to get any loans that you might need, and enough time for you to sell or move out of your current home. And the seller will need time to get all of their things out of the house and to find a new place to live if they have not yet done that. Don't forget that you will need time to get the proper inspections done and you will also need the title report review. There are other legal matters that may need to be cleared up and these may take some time as well.

So before you choose a closing date you need to know what it is that you need to get done. You will each have your own responsibilities that need to be taken care of before closing so take some time to find out what they are before you set a closing date. Any clouds on the title will need to be taken care of such as any liens on the title. Repairs may need to be made after they are found in the inspection, you will want to get the seller to get these done before you move in.

Closing dates can be contingent on factors as well. For instance the closing date could be contingent on the buyer selling their current home. You need to always let your escrow agent know any new details that you and the other party agree upon. He or she needs to know all of these sorts of things since the escrow agent is the one who will be doing all of the prorating. You do not want to end up paying more than you should for all of the various expenses and if you do not give the escrow agent all of the info this very well could happen.
